SBA was appointed by Sanctuary Housing to redevelop the former Laindon Shopping Centre site, transforming it into a residential complex featuring a mixed-use scheme with shops, offices, and housing. Currently, 126 apartments are under construction, with a tenure split of 50% for rent and 50% for shared ownership.

The overall development will include a supermarket and local retail outlets, providing both convenience and essential services for the community.

The proposal includes seven 4-storey apartment blocks. At street level, beneath the podium deck, there will be a collection of retail and food & beverage units, along with undercroft parking at the rear.

Future phases will introduce more conventional residential units to the north of the podium, as well as two additional development sites located to the south.
