Saunders Boston Architects (SBA) is working with Lace Housing Association and Lindum construction (Lincoln) to deliver Level 1 and 2 affordable housing developments in Lincolnshire. The tenure mix includes affordable rent and shared-ownership.
Both of the greenfield projects gained Full Planning Consent at the first attempt (SBA acted as Planning Consultant as well as Architect) to ensure a start on site date in-line with HCA / Homes England funding requirements. The emphasis throughout has been on promoting independent living for the over 55’s.
Both projects form part of larger master-planned developer led residential projects. SBA has worked in a collaborative way with these developers and their representatives to ensure a fully co-ordinated approach.
In many respects SBA has treated these projects as a single project in order to ensure the projects came within budget. Apartment and bungalow layouts have been standardised – kitchen and bathroom / en-suite layouts are consistent leading to an economy of specification and increase in contractor purchasing power.
A timber frame (MCM) solution has been used for the bungalows. PV’s provide a sustainable energy generation solution.
The accommodation has been designed to:
- be self-contained and designed to facilitate independent living
- provide an environment which meets present and future needs and expectations of older people
- designed to offer flexibility
- be appropriately located in order to allow older people ease of access to a wider range of community based services.
- creation of highly desirable safe and secure environments.
34 affordable dwellings, (8 number 2 bed bungalows and 26 number 2 bed apartments)
